Vista Gardens is a 50 acre development at the corner of Martin Luther King Jr. Boulevard and Lottsford Vista Road in Lanham, Maryland. The development will have major anchors as tenants including Home Depot, Target, Shoppers Food Warehouse, and Office Depot. There is an additional 11,000 SF of in-line retail, as well as 21,000 SF of retail and offices in a 2-story stand-alone building.

The perimeter of the site accommodates four additional pad sites for restaurants, banks, etc. This development is adjacent to an established neighborhood, the occupants of which had many concerns regarding safety, noise, and blending in with the neighborhood. These were addressed with aesthetics in mind and continuity throughout the site. A brick perimeter wall envelopes the entire site with entrance features and pylon signs to match the architecture of the structures. A 20’-0” high CMU wall has been established at the rear of the property with generous landscaping to act as the buffer between commercial and residential areas. The architectural style of the development is of a traditional nature with brick and heavily decorated cornices and tower elements to add verticality to the over 1,200 linear feet of retail frontage. The architectural character and visibility of Vista Gardens Marketplace has helped enable some of the retail tenants to set new records of retail sales and volume – creating momentum for a vibrant and self-sustaining retail destination.
